Anti gentrification Strategies

Η παρούσα εργασία, λαμβάνοντας υπόψη την ιστορική διαδρομή από την μοντέρνα στη σύγχρονη εποχή, των σχέσεων της δημιουργικής έκφρασης με τις θεσμικές απαιτήσεις, εξετάζει τους τρόπους που εργαλειοποιείται η τέχνη από τους θεσμούς, τους τρόπους απεμπλοκής της και πώς διαπλέκεται αυτή η εργαλειοποίησή της με το παγκοσμίως θεσμοποιημένο πια φαινόμενο του εξευγενισμού που λειτουργεί καταλυτικά όχι μόνο στο αστικό τοπίο αλλά και στο συνολικό περιβάλλον του πλανήτη προκαλώντας μαζικούς εκτοπισμούς στο όνομα της επιχειρηματικότητας. Η ιστορική διαδρομή ξεκινάει από το 19ου αιώνα, καθώς με την ανάπλαση του Παρισιού από τον Ζορζ Εζέν Οσμάν και την αντίσταση της Παρισινής Κομμούνας άρχισαν να διαφαίνονται οι πρώτες αστικές επιδράσεις του φαινομένου που αργότερα ονομάστηκε, Εξευγενισμός. Με κάποια ενδεικτικά παραδείγματα, η έρευνα συνοψίζει στο ζήτημα μιας αμφιρρέπειας της μοντέρνας και σύγχρονης τέχνης στις σχέσεις της με την αστική κοινωνία και την τάση των επαναστατικών καινοτομιών της να καταλήγουν εύκολα σε εμπορευματοποιημένες μορφές και να χρησιμοποιούνται από συντηρητικές, ολοκληρωτικού τύπου ιδεολογίες και καπιταλιστικού τύπου πολιτικές.
Στο επίκεντρο της εργασίας, εξετάζονται οι επιπτώσεις του εξευγενισμού κατά τη συνεργασία της σύγχρονης εικαστικής παραγωγής με τους θεσμούς. Στο πλαίσιό της, γίνεται  χρήση του ευρύτερα γνωστού όρου, Εξευγενισμός, αν και γενικά χρησιμοποιούνται επίσης οι όροι όπως, Ανάπλαση, Αναζωογόνηση, Απορρύπανση κ.ά. Όμως, σε όλες τις περιπτώσεις, ο κόσμος της τέχνης εργαλειοποιείται στο όνομα του αναπτυξιακού μοντέλου που επικαλείται την «αναβάθμιση περιοχών», εκτοπίζοντας τα «υποβαθμισμένα» στοιχεία κατά τις επιταγές της επιχειρηματικότητας. Αυτή η διαδικασία αναλύεται μέσω δύο παραδειγμάτων διοργανώσεων που έγιναν το 2022 στην Αθήνα, την Dream On  και την Plásmata: Bodies, Dreams, and Data  και πάνω σε δύο παραδείγματα εικαστικών έργων που φιλοξένησαν, το έργο της Annette Messager, Dependance/Independance και το έργο του Dries Verhoeven, Happiness.
Με αφορμή τα παραδείγματα, διερευνώνται βασικές προεκτάσεις της εξευγενιστικής διαδικασίας, όπως αυτές του Φιλανθρωκαπιταλισμού (π.χ. L.McGoey, D.Thiel, R.West, κ.ά.) του Ανθρωποκεντρισμού (π.χ. H.Kopnina, Donovan, κ.ά.), της Οικοφοβίας (π.χ. S.C.Estok, κ.ά.), της πατριαρχίας, της καταστροφής του «φυσικού περιβάλλοντος», των ευγονικών μεθοδεύσεων (π.χ. R.Deutsche, Ιβάν Ίλιτς, κ.ά.), του Μετανθρωπισμού, της Άυλης ή Δωρεάν και της Θηλυκοποιημένης εργασίας (D.Haraway, A.R.Hochschild, Πετρίδης, κ.ά.).
Σε όλο το εύρος της εργασίας δίνεται έμφαση στις τρεις αλληλένδετες εκδοχές του εξευγενισμού. Του πολεοδομικού/οικιστικού που αφορά το real estate. Του πολιτισμικού που χρησιμοποιεί την πολιτισμική/δημιουργική βιομηχανία για να αλλάξει το προφίλ των «υποβαθμισμένων» περιοχών σε ρυθμούς «αναβάθμισης», ώστε να επιτευχθεί ο κερδοσκοπικός στόχος των οικιστικών αναπλάσεων. Τελικά, του περιβαλλοντικού που είναι καταλυτικός για το αστικό περιβάλλον, τις ευάλωτες ανθρώπινες ομάδες και τα μη ανθρώπινα όντα που εξαφανίζονται, ή επανέρχονται κάτω από τον πλήρη έλεγχο της ανθρώπινης επιχειρηματικότητας. Για τα τελευταία, θα αναλυθεί η σύμπραξη ενός μέρους της σύγχρονης τέχνης στον κυρίαρχο υποβιβασμό των μη ανθρώπινων όντων σε σχέση με την «ανωτερότητα του ανθρώπινου είδους».
Τέλος, σύμφωνα με τις εξευγενιστικές επιπτώσεις στην αστική-πολιτισμική γεωγραφία, δίνονται απαντήσεις σε ερωτήματα για την εκμετάλλευση της σύγχρονης εικαστικής παραγωγής σε ένα τοπίο ψηφιοποίησης και εμπορευματοποίησης των πάντων προς ένα ορθολογικό, ανθρωποκεντρικό περιβάλλον και σε μια άκρως επιχειρηματική κοινωνία. Επίσης επιχειρείται μια θεωρητική προσέγγιση που αντιπαραβάλλει λόγους για την αυτονομία και την ελευθερία της τέχνης, για τη μη υπολογίσιμη και ολοκληρωμένη βιωματική εμπειρία και την διαρκή αλληλοδιαμόρφωση της συμβιωτικής ανάπτυξης του περιβάλλοντος, απέναντι σε μια ζωή μηχανοποίησης, ιεράρχησης και επιτήρησης που επιβάλλουν οι παγκοσμιοποιημένες θεσμικές απαιτήσεις.

La gentrificación en la Ciudad de México suele asociarse con colonias como Roma o Condesa, pero su impacto se extiende a barrios populares como Portales, Álamos o Santa María la Ribera, donde el alza de rentas y la presión inmobiliaria desplazan silenciosamente a sus habitantes. Este fenómeno no solo transforma el espacio urbano, sino también los imaginarios que lo definen, mediante discursos mediáticos, publicitarios y digitales que legitiman la expulsión bajo eufemismos como “revitalización” o “mejora del entorno”. Plataformas como Instagram o TikTok difunden narrativas aspiracionales que borran las trayectorias comunitarias, sustituyéndolas por estilos de vida globalizados. El proceso, presente en múltiples ciudades del mundo y transversal a ideologías políticas, evidencia la alianza entre intereses inmobiliarios y silencios institucionales. Frente a ello, la resistencia vecinal y las contranarrativas emergen como formas urgentes de disputar el sentido de la ciudad y de visibilizar a quienes históricamente han sido excluidos.

Πρόλογος Η παρούσα εργασία αποτέλεσε αντικείμενο προσωπικών αναζητήσεων και απαντήσεων σε ζητήματα που αφορούν την πόλη και την αρχιτεκτονική. Πώς δηλαδή η αρχιτεκτονική, η πολεοδομία και η πολιτική, ως μέρος της ζωής μας επηρεάζουν και διαμορφώνουν τον χώρο γύρω μας. Ειδικά σε μια περίοδο υποβάθμισης της ζωής, που επηρεάζεται όλο και περισσότερο η κοινωνική βάση και όχι οι ιθύνοντες.

El principal objetivo del presente capítulo es explorar algunas líneas y argumentos que permitan producir, amplificar y construir colectivamente una mirada crítica a la forma neoliberal que el turismo ha desplegado en nuestros territorios, todo ello tomando como punto de partida algunos de sus efectos en el sur global. En este sentido, además de preguntarnos por líneas de investigación que permitan diversificar y profundizar nuestro conocimiento respecto de los efectos negativos que esta actividad detona en nuestros territorios; decidimos abordar dichos efectos como signos que nuestro quehacer científico tendría que atender, como problemáticas que conforman una brújula para los horizontes y narrativas de politización. A nuestro entender, dicho ejercicio supondría poner en diálogo tradiciones clásicas del pensamiento crítico con discursos críticos contemporáneos, en un intercambio abierto y de aprendizaje mutuo; pero, además, dejando a un lado los esfuerzos por construir grandes teorías o afirmar universales. Implicaría poner énfasis en el contexto histórico y geográfico para preguntarse desde experiencias concretas y situadas. Significa, nos parece, pugnar por una producción crítica en lo estratégico, mundano y abierto; cualidades que, a nuestro parecer, tendrían que acompañar todo esfuerzo crítico transformador.

Ellis Act Evictions, evictions of rent-controlled units presuming the entire property is removed from the rental market, are rising in Los Angeles. This paper examines the potential impact of short-term rental services, such as Airbnb, on Ellis Act evictions in Los Angeles, under the hypothesis that Airbnb's higher revenue potential may incentivize converting rental units into units used solely for profit under the Airbnb model. Working within this hypothetical framework, increased Airbnb activity would lead to higher rates of no-fault evictions. Airbnb data was acquired from Inside Airbnb and combined with Ellis Act data acquired through requests to various LA-area cities; American Communities Survey data served as a control. Using a robust OLS regression, I find a strong positive correlation between Ellis Act Evictions and Airbnb listings within zip code level analysis. I conclude that the impact of Airbnb on Los Angeles neighborhoods remains an emerging field of study, and that further research is needed to understand it.

Bu yazı gündemde yoğun bir şekilde yer alan 'kentsel dönüşüm' meselesine. alternatif yaklaşımlar çerçevesinde İstanbul'un Kartal ilçesinde yer alan Yunus mahallesi için hazırlanmış bir kentsel dönüşüm model ve tasarımını aktarmayı hedeflemektedir. Bu çalışma mimari tasarım ve şehir planlama ölçeği arasında bir bağlantı kurmayı hedefleyen sivil bir girişimin parçası olarak ele alınmış, fakat bu kapsamın ötesinde sosyal/ kamusal yaşam ve istihdam modelleri de öneren bir çerçevede düşünülmüştür. Translated Title: A ‘Spot-On’ Intervention on the Kartal-Yunus Neighborhood: A Model Proposal to Transform the Urban Fabric By-passing Gentrification Trap

La città non è mai stata solamente un agglomerato di costruzioni ed abitanti, nell ultimo mezzo secolo si è potuto assistere ad un'evoluzione profonda nel DNA stesso della città. Su un piano globale è evidente la tendenza dello sviluppo nei rapporti transnazionali dell'urbe, che va oltre la semplice subordinazione allo stato il quale invece perde costantemente di peso. Il sistema liberalcapitalista penetra sempre più evidentemente tutti gli apparati decisionali urbani, creando uno scompenso netto tra le priorità economiche e necessità biologico-sociali. Oggi non serve portare lo sguardo in continenti lontani, segni eclatanti di questo dirottamento fioriscono ogni giorno anche nelle città europee con una storia urbana longeva. L'oggetto dell'attenzione in questo caso è Bologna (ormai città metropolitana), nello specifico il Pilastro, uno dei due quartieri di provincia, che in maniera subdola e macchinosa, vengono svenduti e privatizzati dal comune al "capitale". Questi due quartieri (Pilastro e Bolognina) hanno la fortuna di essere, da sempre, centri di grande attività cittadina. Purtroppo questo segno distintivo friziona con l'interesse della macroeconomia, ed anno dopo anno i punti di riferimento dei quartieri vengono sgomberati e cancellati dalla memoria della popolazione. Difatti alla Bolognina, postumo del traferimento del nuovo comune nel quartiere, è stato, e continua ad essere, un clima ove l'unica risposta dall'alto è la gentrificazione; mentre il Pilastro, limitrofo al nuovo polo commerciale (a nord-est) della città metropolitana di Bologna, come un magnete sta attirando investitori esteri, in un clima di speculazione selvaggia, dove il territorio da verde, si trasforma in green, cioè grigio, e dove prendono sempre più piede le cosidette gated communities a discapito della vita di quartiere distintiva delle zone operaie/popolari. È chiaro come le nuove generazioni del quartiere, precarie e disoccupate, vengano man mano escluse dal cosiddetto «buongoverno» (post) comunista e si scindano così in un corpo separato dai vecchi del quartiere, nel frattempo la stessa classe dirigente comincia a vedere il Pilastro in funzione di investimenti speculativi, piuttosto che come terreno di inclusione sociale. Già negli anni Ottanta vennero le prime privatizzazioni di case popolari; poi ci fu la costruzione, a nord del quartiere, del gigantesco parco commerciale Meraville, ricco di megastore come Decathlon, Leroy Merlin, MediaWorld e l'immancabile Coop. L'intera struttura volge le spalle al Pilastro per guardare invece la nuova facoltà di Agraria dell'Università di Bologna, il Centro Agroalimentare CAAB ed al già obsoleto FICO. È da tenere in conto che il Comune, nel 2004, aumentò la superficie urbanizzabile della zona del CAAB (chiamata Aree Annesse Sud), di proprietà di enti ed investitori pubblici pronti al salto nel mondo della privatizzazione. Oltre ad Aree Annesse Sud c'è l'area, confinante e naturalmente da "riconnettere" chiamata Pioppe, oggi un campo di grano, tuttora di proprietà di CAAB e del Comune di Bologna. Con questi interventi, l'amministrazione non solo favorisce la cementificazione gentrificante ma addirittura la implementa come fattore economico in proprio.

Este artigo propõe uma abordagem teológica sobre a gentrificação urbana e eclesiástica a partir da exegese de Isaías 5, Levítico 25 e Amós 8, interpretados sob a lente da teologia bíblica e sistemática, com enraizamento no contexto latino-americano. Dialogando criticamente com autores como Gorringe, Leong e Gornik, mas também cobrindo lacunas deixadas por esses, o texto articula Escritura, doutrina e práxis para denunciar a lógica de expulsão, acúmulo e exclusão territorial como idolatria contemporânea. A gentrificação é apresentada não apenas como fenômeno urbano, mas como desafio espiritual e eclesiológico, que atinge inclusive a forma como grandes igrejas absorvem pequenas comunidades locais, apagando memórias, vínculos e territorialidades. O artigo convida a Igreja a resistir, não com ressentimento, mas com presença encarnada, e aponta caminhos para uma espiritualidade urbana marcada pela fidelidade ao Deus da justiça, da memória e do chão compartilhado.

Radical geographical praxis can take many forms. The potential to enact incisive critique, transforming thoughts and the realm of action, is informed by multiple contingencies. Radicalness can be broadly defined as the ability to engage with root causes to enact social change. While these roots are long, intertwined and thickened around old and sedimented oppressions, how such issues are defined can be highly conjunctural. In the old adage about understanding the world to change it, engagement with how issues are envisaged and produced as issues is the chief challenge of a praxis that claims to be radical. Often, the possibility of engagement does not depend on researchers alone. For this reason, I arrange this short intervention around the idea of non-linear feminist politics of/for social and spatial justice research. I understand

Gentrification is a growing phenomenon in
Dhaka, with significant socio-economic consequences for its
inhabitants. While gentrification brings modernization,
improved infrastructure, and investment, it also exacerbates
housing inequality, displaces long-standing communities, and,
on top of that, undermines social cohesion. Over the past few
decades, Dhaka’s urbanization has been fueled by fast
growing populations, migration from rural areas, as well as
increased investment in infrastructure. Additionally, this city
has expanded outward, with newer developments replacing
older neighborhoods. As a result, areas historically
characterized by affordable housing and home to low-income
populations are now witnessing increasing property values
and large-scale urban renewal projects. Although
gentrification has been extensively studied in the Global North,
its impact in Dhaka is a relatively recent area of research. This
paper examines the spatial and socio-economic consequences
of gentrification, focusing on neighborhoods that were
previously accessible to low-income groups but are now
experiencing widespread rental inflation and development
driven displacement. Using qualitative interviews with
displaced residents and housing developers alongside spatial
analysis, this study reveals that displacement follows a
localized, multi-stage pattern with affected households
relocating to adjacent lower-cost or peri-urban areas.
Findings indicate that the absence of inclusionary zoning and
other regulatory mechanisms allows market-driven
urbanization to intensify housing inequality, reinforcing socio
spatial segregation. This study argues that adopting
inclusionary zoning policies could offer a viable strategy to
balance urban growth with social equity. In the absence of
such intervention, Dhaka risks deepening its housing crisis
with low-income communities increasingly pushed toward
peripheral and environmentally vulnerable areas.

A través de un recorrido histórico en cuatro etapas: la etapa fundacional de la ciudad novohispana, la primera industrialización, la etapa de consolidación y crecimiento y la transformación neoliberal, se exploran los elementos tipológicos de la vivienda en el Centro Histórico de Puebla, como factor decisivo en la permanencia o transformación de su morfología urbana. El estudio de la tipología habitacional es una herramienta eficaz para entender la forma urbana, pues además de constituir la mayor proporción de las edificaciones, en torno de las viviendas se articulan los espacios abiertos y cerrados que configuran a las ciudades -espacio público, equipamientos, manzanas, barrios-, por lo que contribuye notablemente al paisaje, a la estructura y al funcionamiento de las ciudades. La mixtura de los usos habitacionales también puede influir en la segregación socioespacial o en la creación de ciudades más equitativas y sostenibles. De igual modo, las distintas tipologías de vivienda reflejan con claridad el proceso de transformación experimentado por la sociedad.

Il concetto di gentrificazione, introdotto dalla sociologa Ruth Glass nel 1964, descrive un processo di trasformazione urbana che comporta cambiamenti fisici e sociali nei quartieri storicamente popolari, spesso accompagnati dall’insediamento di classi più abbienti e dall’espulsione dei residenti originari. Questo fenomeno, ampiamente studiato nelle scienze sociali, solleva questioni legate all'ineguaglianza e all'esclusione sociale.
La presente ricerca analizza il caso del quartiere Carmine di Brescia, un’area che, pur attraversando un processo di riqualificazione, non rientra pienamente nei modelli tradizionali di gentrificazione. Qui, più che una sostituzione fisica della popolazione, si è verificata una “sostituzione simbolica”, con la trasformazione del quartiere in un luogo di svago per frequentatori occasionali, i cosiddetti city users. Tale cambiamento ha modificato l'identità del Carmine e il rapporto tra residenti storici e nuovo tessuto sociale ed economico.
L’analisi è condotta attraverso una combinazione di approcci qualitativi e quantitativi, includendo interviste semi-strutturate, dati demografici e un’indagine sui prezzi immobiliari. Lo studio si interroga sulla sostenibilità di queste trasformazioni e sulle possibili strategie per garantire uno sviluppo urbano più inclusivo, capace di mitigare gli effetti negativi della gentrificazione e preservare il senso di comunità del quartiere.

É um processo bastante complexo. Inicia-se nos anos 80, um pouco antes da entrada na Comunidade Económica Europeia, com o imperativo de abrir a banca portuguesa à banca internacional. Uma das formas de concretizar isso foi através do apoio ao crédito generalizado e bonificado às famílias. Essa foi a primeira fase de financeirização, foi visto como uma das únicas soluções para garantir o acesso mais eficiente das famílias à habitação. Isto escondia os interesses de favorecimentos à banca e ao setor imobiliário através da nova construção e através da reprodução de mais-valia. El artículo evidencia lo que denominamos “síntomas” de la progresiva gentrificación del territorio del Poblenou de Barcelona, como efecto del plan 22@. Inicialmente, se introduce el debate sobre la gentrificación, abordando su origen clásico en diálogo con las nuevas corrientes críticas que cuestionan su universalidad. A continuación, se describe la transformación del territorio, que ha devenido un laboratorio de experimentación urbana, detallando las presiones inmobiliarias y sus consecuencias. En el argumento central se comparan las dinámicas del espacio público de dos de sus barrios más afectados, a través de observaciones en la zona del núcleo antiguo y de la Supermanzana. Haciendo uso de una metodología de corte etnográfico, se aportan evidencias sobre las particularidades cualitativas de la gentrificación "desde abajo". En este contexto de mercantilización urbana, las conclusiones subrayan la necesidad de proteger las dinámicas de la vida pública para mitigar los efectos depredadores de la mercantilización urbana en el tejido comercial y social.

In-depth studies of and attempts to theorize or conceptualize resistance to gentrification have been somewhat sidelined by attention to the causes and effects of gentrification in the now rather extensive gentrification studies literature. Yet resistance to gentrification is growing internationally and remains a (if not the) key struggle with respect to social justice in cities worldwide. In this article, we address this gap head on by (re)asserting the value of survivability for looking at resistance to gentrifications around the globe. U.S. urban scholars have been at the forefront of writing about resistance to gentrification, especially in cities like San Francisco and New York City, but in a situation of planetary gentrification it is imperative that we learn from other examples. Critically, we argue that practices of survivability can be scaled up, down, and in between, enabling the building of further possibilities in the fight against gentrification, the fight to stay put. There needs to be a stronger and more determined international conversation on the potential of antigentrification practices worldwide and here we argue that survivability has a lot to offer these conversations.

I have recently finished a long period of time spent in academia. Since I was a young adult, I have been active in various dimensions of the anti-colonial-capitalist struggle. It was around 2008 when I became a part of a poor people's community in the west Toronto neighbourhood called The Junction where I was living and working. At that time, poor people were facing the onset of gentrification. Now, with gentrification in full flight and facing a condo building boom, the community has been dramatically reduced. But we are still here. 1 Through academia I was able to fund my arts and activist engagement with specific sites of poor people's inhabitation: a shelter, social housing, low barrier rentals, and a park that sits in the heart of the community. This work culminated in a PhD (2020) dissertation with the hilariously wordy title: Mending and Transforming the Torn Social Fabric: Lumpen Social Reproduction in Settler Urban Space as Relational Praxis Art 2 (ugh, I meant every word of it!). Out of critical discussions I was having in community where unhoused community members compared the shelter to prison, I decided to do a Post Doc (2022) that looked at those punitive neoliberal institutions of 'care' that frame, contain, and discipline poor peoples lives. My Post-Doc project was called: From Prison to Shelters: Resisting the Carceral Continuum 3 .

Τα κοινωνικά κινήματα αποτελούν συλλογικές εκφράσεις αμφισβήτησης των διαφόρων μορφών εξουσίας και του κοινωνικού status quo, επιδιώκοντας ενίοτε αλλαγές στο κοινωνικό γίγνεσθαι.
Με βάση τον παραπάνω γενικό ορισμό, επιχειρείται παράθεση τριών παραδειγμάτων που αναδεικνύουν τα τρία βασικά είδη των κοινωνικών κινημάτων: το πολιτικό, το πολιτισμικό και το συνδυασμό τους.

East Asian's urban-development is described as one of the fastest and most geographically expansive (Westphal, 1987). Situated within the developmental state context, East Asian industrial clusters, characterised by communities embedded in industrial settings, have been intricately-tied to government policies (Gulati, 1992). As East Asian cities transit towards post-industrialisation, their governments are agitating urban-renewal of these industrial towns. Traditionally, gentrification has been widely used to pursue urban-renewal agendas. (Shin & Kim, 2016) Yet, community, cultural displacement, and erasure of urban environments have prompted public hostility against them. In response, East Asian governments are increasingly promoting alternative renewal projects that are ostensibly anti-gentrification, people-centric and pro-cultural preservation. The urban experience from these "new" urban-renewal projects appears mixed. Critics question the extent of their variation from gentrification projects. Where conventional urban literature adopts a Western-centric (Clark, 2005, 528) paradigm of gentrification, few research have clarified the true nature of these "non-gentrification" projects proliferating across East Asia. Given the deeply-embedded cultural heritage, urban networks, in these informal, bottom-up East Asian industrial clusters, it's important to understand the trade-offs of these alternative renewal projects. In this urban study, the impact of Dashi-Sewoon (Park, 2016, 34), a widely-claimed "anti-gentrification" project, will be interrogated for its dissimilarities, or lackof, from gentrification. Through agent-centric paradigms, this process-and context-focused study aims to shed light on these alternative renewal projects and their true impact. In particular it seeks to inquire: To whom did Dashi-Sewoon really benefit? In order to conclude whether these projects are promising bottom-up strategies or simply pseudo-gentrification in disguise.

Aquest aspecte afecta especialment a línies de recerca molt importants dins dels estudis urbans, com per exemple, l'anàlisi de les dinàmiques de segregació residencial socioeconòmica que es produeixen a les grans ciutats. Aquest article presenta una proposta metodològica d'estimació de renda en àrees petites aplicada a l'àmbit de l'àrea metropolitana de Barcelona pels anys 1991,2001 i 2011. La proposta metodològica combina models de regressió logística i ajust proporcional iteratiu (IPF, en anglès). La gentrificacio es un proces socioresidencial directament vinculat amb la desigualtat urbana i amb la questio del dret a la ciutat. Es tracta d’un  fenomen que reflecteix la pugna per l’espai urba residencial entre les classes socials, una disputa on intervenen clarament les dinamiques del mercat immobiliari i les politiques urbanes. En aquests processos, sovint, es la poblacio amb menys recursos la que perd, essent desplacada a d’altres arees de la ciutat (Lees et al., 2008).

Nos últimos anos, o turismo esteve na origem de uma série de fenómenos de transformação territorial e recomposição social em Portugal, que despertaram a comunidade científica para os impactos negativos do turismo e as consequências do seu rápido crescimento. Um destes casos é o da gentrificação turísticaa conversão de habitações em alojamentos turísticos, o que resulta numa especulação imobiliária galopante e na impossibilidade dos moradores originais desses bairros e zonas poderem permanecer nos mesmos, criando também outros problemas ligados à perda de identidade das zonas afetadas. Esta comunicação partilha um caso de estudo de gentrificação turística no Algarve, o da Zona Histórica de Olhão, que tem promovido o desenvolvimento de um sentimento anti-turísmo por parte dos autóctones, devido à pressão colocada sobre os residentes da zona histórica para se deslocarem para outras zonas da cidade.

and the Kresge Foundation are well-known programs funding creative placemaking. An excellent example of creative placemaking is the City of Philadelphia's Mural Arts Program. Funding for this $6.5 million annual program, dubbed a "city agency-non-profit hybrid," comes from a combination of grants and city monies. Each year the program engages "2,500 youth, 400 inmates and exoffenders, 300 professional artists, and 100 communities… in arts education, restorative justice programs, and mural creation." 2 The Mural Arts Program contributes to transforming Philadelphia into a city of murals that is enjoyed by citizens and visitors and fosters a shared sense of urban identity.

This paper explains the lessons learned from the drafting of the urban facilities plan in the District of Sants-Montjuïc in Barcelona, an urban plan elaborated involving the citizenship by the cooperative Raons. The analysis of urban parameters (degree of service coverage, impact on urban articulation and availability of reservedland) was used to work with the citizens to identify everyday uses, claims and proposals in an argumentative way, with which to define the working and strategies of action. This approach permitted to plan the actions from a comprehensive vision, understanding the community facilities not as a set of independent services but as an interconnected urban system. This approach proposes a methodology that allows to enrich the measure of coverage of existing services, to critically incorporate social demands and to propose strategies that, based on flexibility and adaptability, allow proceedings to continue in a changing context.

This study explores the integration of phenomenology in urban placemaking, focusing on the Ghobeiry neighborhood in Beirut. By examining the transformation of a public garden through a phenomenological lens, this research highlights the impact of a bottom-up approach in urban design. The methodology combines a literature review with empirical data gathered from interviews and observations within the community. The findings indicate that the initial top-down development of the public garden failed to resonate with residents, leading to its neglect. However, a shift towards community engagement, initiated by a local social activist, encouraged a sense of ownership and transformed the space into a vibrant, meaningful area. This study contributes to urban planning literature by demonstrating the practical application of phenomenological principles, emphasizing the importance of community involvement in creating authentic urban spaces. It underscores the need for inclusive, participatory approaches in urban development, offering insights into the transformative potential of engaging local narratives and experiences.

Gegenwärtig kann von einer Renaissance der Eigentumsfrage in der kritischen Stadtforschung gesprochen werden. Mitigating the harms of gentrification to communities of color is a pressing challenge. One promising approach is preference policies that enable long-term residents to remain in or return to gentrifying neighborhoods. This mixed-methods study evaluates the City of Portland's "Preference Policy," which provides targeted affordable rental housing to residents displaced from a historically Black neighborhood. This paper draws on survey, interview, and focus group data to explore resident motivations, changes to well-being, and recommendations for improving the policy. Findings suggest preference policies can enhance wellbeing, and underscore the need for comprehensive strategies to advance racial justice in gentrifying neighborhoods.

Although cultural humility is frequently emphasized in social work education as a lifelong commitment to reflection and action, there are few examples of what this looks like in practice-particularly outside the scope of clinical health settings. This paper situates the need for practitioner reflections on cultural humility and offers an autoethnographic case study of efforts to cultivate cultural humility in myself and among participants in a neighborhood-based action research project. I consider cultural humility from three relational positions: holding oneself accountable, creating conditions for cultural humility within groups, and acknowledging how group members co-create conditions for cultural humility.

O presente trabalho tem o objetivo de trazer
reflexões sobre a forma de atuar do Airbnb
que, embora tenha sua origem fundada na
economia do compartilhamento, pode
ocasionar o agravamento de problemas na
cidade neoliberal. A conversão do espaço em
um espetáculo, no qual tudo está direcionado
ao consumo, passa a ser um elemento crucial
na estratégia de comercialização das cidades.
Aproveitando essa dinâmica, ao estimular a
renovação urbana, a cidade neoliberal
fomenta o turismo, o que abre espaço para o
Airbnb operar no território, exercendo o
domínio do capital sobre aqueles que
carecem de recursos materiais. Esse contexto
se mostra propício para a referida plataforma
continuar a acentuar a tendência da
"turistificação", seja por meio do impacto nos
preços de aluguel, da transformação de
bairros, do deslocamento de pessoas das
moradias ou da diminuição da oferta de
propriedades para locação. Trata-se de
pesquisa de natureza aplicada, com
abordagem qualitativa, feita a partir do
método indutivo e com pesquisa bibliográfica e documental como procedimentos de coleta
de dados.

Insufficient requirements for the accommodation of tourists in houses in addition to the absence of comprehensive development plans have generated negative impacts in buildings and cities. The aim of this paper is to evaluate the main implications of tourist accommodations in residential buildings in El Vedado, Cuba. The methodology applied for this paper commenced through the use of spatial mapping to identify registered licenses for renting in a geographic information system. Field work was subsequently carried out and architectural surveys undertaken. Referrals were made to original design plans which were obtained in archives and surveys. Interviews were also conducted through the use of 35 case studies. Among the main results obtained were the characterization of the selected buildings and their territorial distribution. The conclusion was that the negative impacts included the loss of urban architectural values due to incorrect building modifications as well as increased energy consumption. Notwithstanding, the study revealed that the accommodation of tourists in houses has resulted in increases in family income, new complementary public services introduced and the substantial improvement of the technical constructive state of many residential buildings.

un espacio que ha sufrido cambios en el uso del suelo de los predios, al pasar de uso habitacional a uso comercial y de oficinas, así como cambios sociodemográficos y una visible transformación de la imagen de la colonia; todas estas características pueden ser definidas bajo el concepto conocido como gentrificación. Este caso de estudio aporta elementos para discutir las características del proceso de gentrificación desde el ámbito latinoamericano.

During the period immediately after World War II, planning in North America and Europe followed highly centralized, top-down, command-and-control approaches that were based on the rational-comprehensive model of planning, which implies an all-knowing, all-powerful government. Part and parcel of this approach was the government's control of development land and its value. Beginning in the 1970s, as the precepts of an all-knowing, interventionist state clashed with the reality of uncontrollable global forces driven by multinationals and international finance, it became clear that planning had become a market-driven process, a "servant of the market," and that inflexible, detailed plans would not work in most real-life situations. Consequently, such plans were either ignored or overridden. This crisis of planning spurred a search for alternatives based on public-private partnerships, negotiation, and flexibility including ways to transfer increased land values to the public trough the development process. This approach is generally known as Land Value Recapture (LVR). This paper presents an example of LVR in the US, a rather unique example in the US. It concludes by suggesting that the belief that the increase in land values is not the result of the landowner's activities, and are therefore "unearned" and should be recaptured for the public benefit, is not part of the American planning culture. LVR, then, might have a hard time supplanting other market-based regulatory strategies that are voluntary for developers and less restrictive of property rights for the landowner.

O artigo analisa os movimentos sociais em São Paulo, destacando os ocorridos entre as camadas populares. Em sua segunda parte, focaliza os movimentos pela moradia a partir do ano 2000. Parte-se do suposto que, para entender as formas de associativismo existentes na atualidade, torna-se necessário fazer um breve resgate histórico de seus antecedentes. Isto porque não só as origens de vários movimentos atuais estão no século passado mas também porque as transformações pelas quais estes movimentos passaram assim como a explicação para o surgimento de novas formas associativas e movimentalistas também estão nas últimas décadas do século XX. O procedimento metodológico adotado será o de fazer uma breve caracterização do cenário associativista em São Paulo nas últimas décadas do século XX juntamente com a listagem dos movimentos sociais ocorridos na capital naquelas décadas.
