Table 5 shows the changes in land use that have occurred between 1986 and 2018 in hectares and percentage. It was observed that between 1986 and 2002, built-up area increased by 988.35 (94.6%) and rapidly increased by 5 900.9 (290.25%) between 2002 and 2018. It can be inferred that the amount of built- up areas is on the increase. This could be attributed to population growth, urban expansion, industrialization, housing expansion, among others (see Table 7). Conversely, the riparian zones/gallery forest, dense vegetation and cultivated areas were on the decrease between 1986 and 2002; 2002 and 2018.

Table 3: LULC Change and Rates of Change between 1986 and 2002 Table 4 shows the changes (in hectares and percentage) in land cover that have occurred between 2002 and 2018 (within 16 years). The result shows the compound rate of land cover change in hectare per year between 2002 and 2018. The compound rate of change of built-up area was 393.4 ha/yr. This implies that the rate of change in built-up areas for every year between 2002 and 2018 has increased significantly at a compound rate of 393.4 ha/yr amounting to 9.5% every year. This shows that there was rapid rate of urbanization in the study area between 2002 and 2018. The table also shows an increase in water bodies +2.6 ha/yr (-0.77%). This is due to the establishment of dam at the northern part of the study area. Furthermore, the result shows a decrease in cultivated land at a compound rate of -119.79 ha/yr. It can be inferred that most of the farmland and wetland within the urban centre have been converted to other land uses which are non-agricultural in nature. The result shows a decrease in the riparian zones/gallery forest (-147.8 ha/yr) and dense vegetation (-120.03 ha/yr) in the study area.
